Sales information

The sale of Joaoru Residents' condominiums takes place in three stages:

1.

The apartment is reserved for the client verbally via email for up to two weeks free of charge. After this period, a simple written reservation agreement is signed to ensure the buyer's reservation until the signing of the notarial loan agreement. Upon signing the simple reservation agreement, the buyer agrees to pay €2000 from the apartment's sales price into the account of Vallikraavi Kinnisvara AS, securing the reservation until the signing of the loan agreement. After reservation, depending on the completion stage of the building, the buyer can choose an interior design package. Subsequently, necessary documents for signing the loan agreement are prepared in collaboration with the seller.

2.

A notarial loan agreement is concluded with the buyer for the construction period of the apartment building, subject to a 10% down payment of the total apartment cost (the amount paid in the simple reservation agreement is deducted from the down payment of the loan agreement). The agreement is valid until the completion of the building and the signing of the property rights agreement. All sales conditions are agreed upon before the conclusion of the loan agreement.

After the completion of the apartment building, a notarial property rights agreement is concluded, and the buyer must pay the remaining 90% of the apartment price, which includes the transfer of ownership rights to the buyer.

The apartment price includes:

  • The apartment in a “turnkey” condition, finished according to the selected interior design package;
  • Sanitary fixtures in the bathroom;
  • Connection fees for electricity;
  • Connection fees for water supply and sewerage;
  • Connection fees for central heating;
  • Storage room on the 1st floor.

The apartment price does not include:

  • Notary fees and state fees related to the conclusion of the sales contract (paid by the buyer);
  • Connection fees for telephone, data, and cable television networks;
  • Kitchen furniture, curtains, lights (except recessed lights in the ceiling), kitchen hood, and other furniture or appliances.

For an additional fee:

  • Parking space (available for purchase according to the price list);
  • Possible installation of a cooling system (only available for apartments 38, 39, 40, 41, and 45);
  • Possible installation of a bathtub and vanity cabinet;
  • Lux interior design package;
  • Other construction-related changes, for which a quotation will be provided to the client.
